當(dāng)住房消費(fèi)成為新的消費(fèi)熱點(diǎn)后,房地產(chǎn)金融業(yè)務(wù)的重心也逐漸從房地產(chǎn)開(kāi)發(fā)貸款向個(gè)人住房貸款業(yè)務(wù)轉(zhuǎn)移。進(jìn)一步推進(jìn)個(gè)人住房貸款業(yè)務(wù)的發(fā)展,成為房地產(chǎn)業(yè)金融發(fā)展的重要問(wèn)題。任何金融業(yè)務(wù)的核心問(wèn)題都是風(fēng)險(xiǎn)問(wèn)題,個(gè)人住房抵押貸款也不例外。
本文通過(guò)對(duì)xx銀行個(gè)人住房貸款客戶償債行為現(xiàn)行評(píng)價(jià)體系問(wèn)題的分析,結(jié)合xx銀行個(gè)人住房貸款業(yè)務(wù)存在的信用風(fēng)險(xiǎn)問(wèn)題,揭示了上海xx銀行個(gè)人住房貸款信用管理機(jī)制存在的缺陷。在介紹國(guó)外成熟的住房貸款風(fēng)險(xiǎn)管理模式的基礎(chǔ)上,針對(duì)xx銀行個(gè)貸業(yè)務(wù)中存在的風(fēng)險(xiǎn),提出了xx銀行個(gè)人住房貸款信用風(fēng)險(xiǎn)的防范措施。

Abstract
Since the housing consumption became a new hot spot,the focus of the real estate finance business has gradually shifted to the transfer of personal housing loans from real estate development loans. This further promoted Individual housing loans business development, becoming the most important issue. The core issue is risk for any financial service. And, personal housing mortgage loans is no exception.
In this paper, it revealed the defects of individual housing loan credit management mechanism in Shanghai Pudong Development Bank through analysing the exiting eva luation system about Shanghai Pudong Development individual housing loan customers’ behavior in paying off debt, combining with the credit risk existing in Shanghai Pudong Development Bank individual housing loan business. In the introduction of the foreign mature housing loans risk management model, it put forward to the measures to prevent individual housing loan credit risk to Shanghai Pudong Development Bank, based on the risks Shanghai Pudong Development Bank personal loan business,.
